My wife Kim and I, made the courageous move sell our home in Fairfield CT; pack our belongings, and move to San Francisco to be near family; a daunting task.
As a mortgage banker, I am very familiar with the housing market in Fairfield and recognized selling our home in late summer into the early fall, would be no easy task - which is why I hired Laura Wendt, from William Raveis Real Estate, to be our agent. Laura knows us and our property well, she also knows the market and has a solid reputation for being efficient and effective. We knew Laura would be up to the challenge. We first approached Laura a year ago, at which time she encouraged us to hire a stager, and make some improvements to our home that would increase its value, and make it more attractive to buyers. We were delighted with the results, especially as we got to enjoy them for most of the year.
Like every seller, we thought our property was worth more than it was. Laura expertly provided comparable properties, we debated on value, and arrived at a plan to be price- flexible, should the listing price not generate any acceptable offers within three weeks. We couldn?t move unless we sold the house, and our goal was to be in California by Thanksgiving, which meant Laura had to think aggressively.
Although we had a plenty of ?lookers,? no offer was pending after three weeks. Laura shared the feedback from every agent and buyer and pointed out the issues and nuances that we were facing. She helped us realize it was time to lower the price. Within a week of lowering we had a solid, near asking offer.
The buyer?s home inspection resulted in a few challenges, which Laura handled expertly, bringing in her own ?team? of home experts to address the issues and provide guidance on how to resolve them, in a manner that would be acceptable to both the buyer and seller. Without Laura?s expertise, it?s unlikely we would have closed on time, and the sale could have been in jeopardy.
I would recommend Laura Wendt to anyone selling or buying a home; her patience and knowledge of the process are unsurpassed, and she understands how emotional and stressful it can be.
