We were introduced to Mariam in summer 2020 when we decided that, by summer 2021, we wanted to be out of apartment life and into our own home. As first time home buyers, we were absolutely clueless and had just...all of the questions. Yes, even that one. Yep, that one too. We tried to get out of our lease early, but in the end, we had to wait until January of this year to really get the pre-approval process going. Between July 2020 and January 2021, Mariam answered all of our calls, texts, questions, emails - and was beyond understanding and patient with us. By the time we entered the market though, the market itself had gone crazy. There was no inventory and I insisted on one town and one town only, so that further limited us. We also learned, very quickly, that competition everywhere, even in this previously low-competition town, was fierce. It was a shock to buyers, their agents, and sellers too but Mariam adjusted her tactics almost immediately, and as time went on she continued to seamlessly adapt to a market that every agent we met along the way was just blown away by. She also remained upbeat, positive, and realistic. Her knowledge of the market, home values, and what makes a property a good investment is beyond reproach. She steered us away from places that had been renovated (in the cheapest sense of the word) and would be nothing but a money pit sooner rather than later, even when I initially fell in love with the shiny newness of the renovation (without seeing the pig underneath); and she educated us in ways I'm not even sure she realised. She also changed tack each time the winds turned against us. She was forthright in what we would need to do based on continual market analyses and the daily changes the market's been going through, and helped us to be competitive enough as not to get too discouraged, but also not to make a poor financial or home buying decision just to get into a place. In the end, we had an offer approved just a couple of months after we started visiting open houses. Although we'd been "officially in the market" since January, there were literally zero homes to see until mid-February, and even then, they were few and far between at first. The home Mariam got us into is the most structurally sound, level, and solid property we've seen - with all of the amenities we'd initially asked for when we started this journey a year ago. It was move in ready and now, we're just making it our own. We couldn't have done this (and kept going the way we did in this crazy time) without her, and although I refuse to move again, if we ever had to, she'll be the only person I trust to get us there. Smart, compassionate, empathetic, graceful, grounded, steadfast, solid, Mariam is, hands down, the best.
