Please read this important information for buyers looking to purchase a home on the North or South Fork The Peconic Bay Community Preservation Fund (CPF) is a dedicated program in Suffolk County, New York, established to protect and preserve the region's unique natural and cultural resources. Here's an overview of its purpose, funding mechanism, and impact: 🌊 Purpose and Goals The CPF was created to safeguard the Peconic Bay region's open spaces, agricultural lands, historic sites, and water quality. The fund supports initiatives that: Preserve open space and farmland Protect water quality and natural habitats Maintain historic sites and structures Support community recreation and access to nature 💰 Funding Mechanism The CPF is primarily funded through a 2% or 2.5% real estate transfer tax levied on property sales within the five East End towns of Suffolk County: Southampton, East Hampton, Riverhead, Southold, and Shelter Island. This tax applies to the sale of real property and is collected at the time of closing. The revenue generated is then allocated to the CPF for use in preservation projects. The following is a breakdown by township with exemptions: SOUTHAMPTON,EAST HAMPTON,SHELTER ISLAND: 2.5% tax~~$400,000 exemption on improved land~~$100,000 exemption on vacant land.
