PLEASE READ THE FOLLOWING. THE LOT IS PRICED ACCORDINGLY. The lot has been inspected and has found to have several nests of Gopher Tortoises on the property. They are an endangered species and would need to be relocated before any structure could be built where their nests are located. See the note below for details. I have attached a copy of the quote from a licensed relocation provider. Here are the comments from Suncoast Ecological: the tortoise burrow(s) cannot be relocated prior to or as a condition of sale. The FWC requires an active building permit application on file with the city or county with engineered site plan clearly showing that the burrow(s) cannot be avoided. That site plan is also used along with site habitat information to determine if on-site relocation is possible or appropriate.
The best recommendation is to disclose the presence of the tortoises and let people know the parcel is priced accordingly. Because the amount of tortoises can vary even in a short period of time and there are many investors buying lots that are not building immediately, so it might not be an issue. It may eliminate the buyers looking to immediately develop, but they can always call me with questions and I can help keep them from panicking - some buyers are just scared of what they don't know and have heard horror stories.
