For all prospective Tenants. . . . This is a 55 plus active adult community, HOA approval required. At least one tenant must be 55 years old or older. No resident under the age of 18 years old. Tenants will need to abide by the Solivita HOA guidelines and register with membership and obtain a photo ID. Tenants must apply to Solivita Membership for HOA approval, and any application fees are the responsibility of the proposed tenant (approx. $50. 00 fee), paid to Solivita membership. No pets of any kind. No smoking inside or outside of the rental house. All tenants must use RentSpree for background and credit checks. Fee to be paid directly to RentSpree by the tenants. Tenants will provide the landlord with proof of insurance, covering tenant's personal property and liability insurance, this must be before the start of the lease. Water, and Electric are the responsibility of the tenant. Cable TV and Internet are included in the rent. Upon signing of the lease, tenants will pay first (1st) and last months' rent, plus $2, 000. 00 security deposit. Tenant shall pay Landlord directly, either in cash or
electronically using Zelle. All payment arrangements are to be made between the Landlord and Tenant.
